What ranks builders in Google Maps: 4,000 listings in 50 cities

We pulled the top 20 Google Maps results for four builder searches in the 50 largest U.S. metros. Distance and category tracked rank far more closely than review count.

LeadLiners research · October 17, 2026 · 3,988 listings · 200 searches · 50 metros

Key findings

  1. Review count barely predicts map rank. The average rank correlation with reviews was 0.05 to 0.11 across trades, close to none.
  2. Distance mattered more. Rank tracked closeness to the search location roughly 2 to 6 times more strongly than review count for custom home builders, remodelers and pool builders.
  3. The typical top-3 builder has fewer reviews than you’d think: a median of 25 for custom home builders, 42 for remodelers, 27 for pool builders and 8 for metal building contractors.
  4. Ratings don’t separate anyone: 73% of top-3 custom home builders rate 4.8 stars or higher, and so do most of the businesses ranked below them.
  5. The right primary category helps. 71% of top-3 custom home builders list “Custom home builder” as their main category, against 55% of those ranked 11–20.

Reviews barely predict who ranks

The usual advice is “get more reviews and you’ll rank higher.” Across 3,988 listings, review count had almost no relationship with map rank. Distance from the search location had a clearer one: businesses closer to where the searcher is tend to rank higher. That matches what Google says about local results, which are based mainly on relevance, distance and prominence.

Metal building contractors are the outlier: nothing we measured tracked their rank well. Those searches return a mix of builders, dealers and fabricators, so relevance (what the business actually is) likely does most of the sorting.

The top 3 don’t have huge review counts

The typical top-3 custom home builder in a big metro had 25 Google reviews. Pool builders in the top 3 had a median of27, slightly fewer than pool builders ranked 4–10. A builder with 30 honest, recent reviews can compete in most of these cities. Reviews still matter for the second job: getting picked once a homeowner sees you. See how to get more Google reviews.

Ratings don’t separate anyone either. The median rating was between 4.7 and 5.0 stars at every position, for every trade.

The right category helps

Listings whose primary Google category matches the search

For example, “Custom home builder” as the main category on a custom home builder search.

What this means for builders

You can’t move your shop, but you can be relevant. Choose the most specific primary category, list your real service areas, describe what you build in plain words, and add job photos.

Get reviews for the homeowner, not the algorithm. Rank barely tracks review count, but people read reviews before they call. Steady, recent reviews win the click.

Don’t rely on the map alone. Because distance matters, a builder will rank well near the shop and fade farther out. Town pages on your website and ads reach the buyers the map won’t. See local SEO for contractors.

How we did it

  • In October 2026 we ran four Google Maps searches (“custom home builder”, “remodeling contractor”, “pool builder”, “metal building contractor”) set to the center of each of the 50 largest U.S. metro areas, and kept the top 20 organic results (no ads).
  • For each listing we recorded rank, star rating, review count, photo count, website, claimed status, primary category and distance from the search location.
  • Rank relationships use Spearman rank correlation within each city and search, averaged across cities.

Limits

  • Map results change with the searcher’s exact location, device and history. One search point per city is a snapshot, not the whole picture.
  • Correlation is not cause. Google says local results are based mainly on relevance, distance and prominence; we can only see some of those signals.
  • Big-metro results may not match small towns.
